JAKARTA, KOMPAS.com – The challenge in 2021 is predicted to be tougher than in previous years.
However, this condition has not made a number of developers nervous about continuing to build shopping centers.
In Bekasi, for example. The massive infrastructure development in the northern part of West Java has triggered a number of property developers and investors to expand their business in the retail sector.
In the span of 2021 to 2025, Kompas.com noted that there will be 29 malls that will be established in Bekasi.
Five of them are still under construction. These shopping centers are spread across a number of areas, starting from West Bekasi, East Bekasi, Cibitung, Tambun, and Cikarang.

In Colliers Indonesia’s research, it is stated that this Jakarta buffer area is the target of mall and retailers because it continues to show consistency in the performance of the occupancy rate segment and rental costs.
In the third quarter of 2020, the occupancy rate of malls in Bekasi reached 78.2 percent, while in the fourth quarter of 2020 it was 77.4 percent.
As for the rental fee segment, it was recorded at Rp 567,519 and Rp 567,999 per square meter per month, respectively for the last two quarters.
Stability is also indicated by service costs with the figures of IDR 150,429 and IDR 150,525 per square meter per month.

The following are profiles of five new shopping centers that will operate from 2021-2025 in Bekasi:
1. Grand Dhika City Mall
This shopping center was developed by PT Adhi Persada Property. The area of the lease or nett leasable area (NLA) marketed reaches 24,000 square meters.
2. Pakuwon Mall Bekasi
PT Pakuwon Jati Tbk designed this mall with an NLA of 100,000 square meters. However, currently what is being developed is Phase I with an NLA of 43,000 square meters.
3. Plaza Indonesia Jababeka
A shopping center project with a concept lifestyle mall This is a collaboration between PT Plaza Indonesia Realty Tbk and PT Graha Buana Cikarang.
Designed with an NLA of 55,685 square meters. Currently it is still under construction.
4. AEON Deltamas
This shopping center is a marriage between AEON and Sinarmas Land. Its operation is scheduled for 2022 with an area of 90,000 square meters NLA.
5. Living World Grand Wisata
Kawan Lama Group and Sinarmas Land have again established a strategic partnership by building Living World Grand Wisata.
Previously, the two of them had started the construction of Living World in Kota Wisata, Bogor Regency with an NLA area of 80,000 square meters.
