The Bulgarian housing market has witnessed a significant increase in prices, with a median rise of 16.5% in the third quarter of 2023 compared to the same period last year, according to data from the National Statistical Institute (NSI). This substantial growth is one of the highest in recent years, highlighting the dynamism of the real estate market.
Soaring Prices in Sofia and Varna
In comparison to the second quarter of 2023, housing prices have increased the most in Sofia and Varna, by over 5%. Nationally, prices rose by slightly under 4% from July to September compared to the previous three months.
New vs. Old Properties
The NSI’s detailed breakdown includes both existing and new properties. Prices for existing homes have increased by 3%, while new properties have seen a 5.6% rise.
Regional Disparities
Among cities, Stara Zagora and Burgas saw increases of just over 4%. However, in Ruse, prices have decreased by nearly 6%, making it the only major city to experience a decrease during this period.
New properties in the South-Eastern region have seen a notable increase, with prices rising by nearly 7%. This underscores the importance of regional differences in market dynamics.
A Booming Market with Local Variations
The Bulgarian real estate market continues to thrive, with significant increases recorded in both major cities and regional centers. However, local decreases, such as those seen in Ruse, indicate that not all regions follow the same trend.
