On April 10, the Urban Redevelopment Authority (URA) proposed an amendment to the Master Plan 2025, increasing the site’s gross plot ratio to 5.0 and making minor adjustments to its boundaries. Currently zoned for residential utilize, the plot has a plot ratio of 3.5.
The URA noted that the proximity to the future Toh Guan MRT station – part of the Jurong Region Line, slated for completion in 2028 – will be a key benefit for residents. The 3-hectare site, roughly the size of four football fields, is also near Yuhua Primary and Crest Secondary schools, as well as Yuhua Village Market and Food Centre.
The development is expected to revitalize the surrounding area, which largely consists of HDB blocks constructed in the 1980s. Property analysts estimate the site could accommodate between 1,150 and 1,500 public housing flats, or 1,600 to 1,800 condominium units.
According to Ms. Christine Sun, chief researcher and strategist at Realion Group, the location is attractive to those working in Tuas and Jurong, as well as the broader amenities of the Jurong Lake District. She also suggests the new homes could appeal to current flat owners in nearby Tengah looking to upgrade once their minimum occupation period is met in approximately four to five years.
Mr. Nicholas Mak, chief research officer at Mogul.sg, echoed this sentiment, noting the high demand demonstrated by the recent launch of Teban Heights in Jurong East, which received 2,418 applications for 638 units.
