Anthropic, a San Francisco-based artificial intelligence firm, is reportedly nearing a deal to lease the entire 465,630-square-foot 330 Hudson Street in Manhattan’s Hudson Square.
The potential lease would allow Anthropic to expand beyond its current New York City office at 155 Avenue of the Americas, where it leased approximately 15,500 square feet in 2024. That lease could expire this year. Although 330 Hudson Street has existing subleases extending through September 2028, other floors are available for Anthropic’s use.
Anthropic, known for its AI agents Claude and Mythos, has been expanding its presence in “AI Alley” in San Francisco, taking over major buildings in the Howard Street corridor. Currently, the company occupies 240,000 square feet at 500 Howard Street, a space converted from a sublease and recently leased the entirety of 300 Howard Street (466,000 square feet) and 342 Howard (18,000 square feet) for its future headquarters. Anthropic also leases 100,000 square feet each at 400 and 505 Howard Street in San Francisco.
The firm was founded in 2021 by siblings Dario Amodei, now CEO, and Daniela Amodei, now president, as a “public benefit” company focused on AI safety, and research. According to AI, Anthropic’s annualized revenues reached $30 billion in April, up from $9 billion at the end of 2025. The company is valued at $380 billion, and may be worth $1 trillion, following a $30 billion Series G funding round in February. Investors include Google, Microsoft, Nvidia, and Amazon.
330 Hudson Street was purchased by AEW Capital Management in 2018 for $385 million. Prior to that, the building underwent significant renovations and expansion after being acquired by Beacon Capital Partners in 2011. Deloitte currently subleases space within the building, occupying 95,000 square feet through September 2028.
