U2 bassist Adam Clayton has applied for planning permission to build a 795-square-meter retirement home in Ringfinnan, Kinsale, Co Cork, adding to a growing enclave of high-profile residents in the West Cork town according to planning files and local property reporting by Property Editor Catherine Shanahan.

Planning files state that when the musician first saw the plot, he recognized it as an ideal location for his retirement home. The site is situated very close to the Kinsale Garden of Remembrance for 9/11, which commemorates the victims of the 2001 New York terrorist attacks.
According to design statements submitted by architects Rundell Associates, the brief calls for a modern, sustainable, and comfortable family home featuring step-free access throughout the main living areas and principal bedroom. The seven-bed structure will span three floors and replace a two-storey ruined homestead and surrounding outbuildings. Plans include an underground car park, a gym, a health spa, a games and media room, and multiple kitchen and dining areas.
Architectural Design and Previous Property Pursuit
The building will consist of north and south wings designed to resemble local farmsteads and courtyard typologies, utilizing multiple structures to minimize visual impact. Exterior finishes will feature local materials, including dry stone walling, timber cladding, traditional slate pitched roofs, and green sedum flat roofs. The grounds will incorporate a walled garden, fountain water features, paved terraces, soft landscape terracing, 50 ground-mounted PV panels, and five micro wind turbines.
Before securing the Ringfinnan plot, Clayton targeted other high-end properties in the area. Property records show he was the underbidder for Annefield House at Ballinclashet Creek in Oysterhaven, which went on the market in 2023 with a €1.5m asking price. A US buyer ultimately purchased the property for €2.775m after topping up a €1.85m deal by roughly €1m. Like Annefield House, the Ringfinnan site offers deep privacy and runs down to the Bandon River. A sibling of Clayton also maintains a property interest in the area.
