Cork County Council Approves Adam Clayton’s Ringfinnan Mansion

U2 bass player Adam Clayton has been granted planning permission by Cork County Council to build a seven-bedroom retirement home in Ringfinnan, southwest of Kinsale town. The approval comes with 15 specific conditions governing construction, landscaping, and environmental protections on the site overlooking the Bandon River.

Architects Design Split Wings to Minimize Visual Impact

The sprawling development spans 795 square metres, making it substantially larger than standard residential properties. Architects Rundell Associates designed the structure to replace a ruined two-storey homestead and associated outbuildings on the greenfield plot. The layout features a north and south wing reminiscent of local farmsteads to minimize visual impact.

Lower-level plans include an underground car park, a games and media room, a kitchenette, and three en-suite bedrooms. Ground-floor amenities feature a gym, a health spa, a snug TV room, front and back kitchens, and a principal bedroom complete with a balcony, supersize dressing room, and en suite. The first floor adds two additional bedrooms, a second kitchen, and a living room, alongside a rooftop paved terrace.

Local Authority Imposes Fifteen Conditions on Development

The local authority imposed 15 conditions on the development, addressing road safety, waste management, and biodiversity preservation. Contractors must maintain clear sightlines of 80 metres in both directions from the proposed site entrance. Other mandates include a strict ban on cutting or removing trees and hedgerows between March 1 and August 31 to protect local wildlife habitats.

Additional ecological safeguards require protective fencing around the critical root zones of trees prior to any construction work. The energy profile incorporates 50 photovoltaic panels mounted on ground arrays and five micro wind turbines. Construction must also adhere to a wastewater management plan, cover a development levy of approximately €10,500, and keep public roads clear of construction debris.

Long-Term Property Ambitions in Kinsale

Planning documents submitted in June by Coakley O’Neill Town Planning Ltd noted that Clayton fell in immediate affection with the Ringfinnan plot, recognising it as an ideal location for his later years. The musician previously targeted the local property market in 2023 as the underbidder for Annefield House at Ballinclashet Creek in Oysterhaven. That pristine period property ultimately sold for €2.775m, having come to market for €1.5m after a US buyer jetted in to gazump a €1.85m deal, topping up it up by about €1m.

Privacy served as a primary attraction for both properties, with the Ringfinnan site offering complete seclusion along the Bandon River. Clayton joins a growing roster of high-net-worth individuals investing in the Kinsale area. US billionaire James Berwind has featured regularly in recent years as the buyer of multiple Kinsale properties, investing more than €20m. Prospect Villa — an exceptionally restored Victorian residence in Scilly — recently reached the sale agreed stage with the Berwind Corporation mining dynasty heir at a price exceeding €6m. Meanwhile, Ocean Breeze, a property situated above Scilly that has since undergone extensive renovations, was purchased in 2023 by Travis Knight, the heir to Nike, for €4.5m.
