The market for 1-bedroom apartments in Ukraine‘s major cities has seen a swing in prices, with increases in some areas and decreases in others. This shift has been evident over the past six months.
In a report by a leading real estate portal, the most significant price hike was recorded in Житомир, where the average cost of a 1-bedroom apartment rose by 8%, reaching approximately $43,000. Conversely, the most notable decrease was observed in Сумы, where prices dropped by 9%, averaging around $20,000.
Price Trends Across Ukraine
Overall, 1-bedroom apartments have decreased in price by 1% to 9% in numerous cities. The following metropolises have experienced the most considerable drops:
- Днепр: Prices dipped by 6%
- Запорожье: Prices fell by 5%
Meanwhile, prices have increased by 3% to 8% in other cities. Знаligen, цены выросли в Ужгороде, with a 7% increase.
In cities like Киев, Луцк, Ивано-Франковск, Черновцы, Винница, Одесса, Николаев, Кропивницкий, and Херсон, prices remained stable, showing no significant changes.

Currently, the secondary market advertises 1-bedroom apartments in Ukraine at average prices ranging from $18,000 to $64,000. The most affordable options can be found in Херсон and Запорожье, averaging $18,000. Other budget-friendly cities include:
- Запорожье: $17,000
- Харьков, Сумы: $20,000
- Николаев: $21,000
Conversely, the highest prices are found in Львову, with an average of $64,000, and в Кичаткужгороде, where the average is $60,000.
Ministry of Justice Reassures Property Owners
Despite concerns raised about the temporary unavailability of state property registers due to a Russian cyberattack, the Ministry of Justice has reiterated that there is no risk of illegal asset seizure. Ukrainian property owners should remain confident in the security of their rights.
The ministry explained that registration is based on documents issued by competent authorities, ensuring the integrity of property rights. They also clarified that all changes in the registry are automatically recorded, making any claims of illegal asset seizure mere manipulations.
While access to the registry remains temporarily unavailable, the ministry expects to restore full functionality within two weeks.
