Housing Prices Continue to Rise in the Netherlands
The Dutch housing market showed no signs of cooling off at the end of 2024, with prices continuing to climb. According to data from the NVM, the trade association for real estate agents, house prices rose by 11.5 percent compared to the same period last year. Although this is slightly less than the peak increases seen earlier in 2024, it still marks a significant upward trend.
The average selling price for a home reached €483,000, a €9,000 increase from the previous quarter. Looking at the quarterly changes, prices have been rising by an average of 2.5 percent each quarter, which the NVM considers a moderate increase compared to previous years.
A total of 43,000 homes were sold through NVM member agents, an increase of nearly 7,000 compared to the same quarter in 2023. Lana Goutsmits-Gerssen, chairperson of NVM Wonen, attributes this growth to increased availability and swift decision-making among buyers, with the average time to sell a home being just 27 days.
Record-breaking Sales in 2024
Over the entire year, 144,600 homes were sold, surpassing the 132,000 sales recorded in 2023. The NVM attributes this increase to various factors, including positive sentiment and trust in the housing market, driven by falling mortgage rates and rising incomes. Additionally, many investors chose to sell rental properties instead of renting them out again, further boosting the supply of homes for sale.
Skyrocketing Prices in Certain Regions
The average home price of €483,000 was surpassed in 144 out of the 342 municipalities in the Netherlands, with eleven communities seeing prices above €700,000. These areas with higher-than-average prices tend to have larger homes, such as Blaricum and Wassenaar.
On the other hand, there were four municipalities where the average sale price remained below €300,000: Kerkrade and Heerlen in Limburg, Vlissingen in Zeeland, and Pekela in Groningen. The NVM only included municipalities with more than 10 sales in this analysis.
Booming New Construction Market
The sale of new construction homes fared better in 2024 than in previous years, with NVM agents selling 28,900 new builds. In 2022 and 2023, this number was around 18,000 to 19,000 units.
The average selling price for new builds has remained relatively stable at around €470,000 for the past two years. Although the price per square meter has increased, the average size of sold new builds has declined, keeping the overall price stable. In 2022, the average new build was 119 square meters, compared to just 103 square meters in 2024.
