Over 1,300 new social homes on the way for Donegal

by Rachel Morgan News Editor

Donegal is set to receive over 1,300 new-build social homes, according to the latest data released by the Department of Housing.

Donegal’s Delivery Pipeline

The Social Housing Construction Status Report (CSR) reveals that 1,314 new social homes are currently in the “delivery pipeline” for the county. This figure represents a significant increase over the 140 new-build social homes completed in Donegal during 2025.

As of the fourth quarter of 2025, 474 of these homes were actively under construction. An additional 840 units were recorded at the design or tender stage during the same period.

Among the projects currently in the pipeline is a new 172-home estate located at Ballymacool in Letterkenny here.

National Housing Trends

On a national scale, the government report indicates that 22,949 new homes are in the delivery process. Of these, 9,703 were under construction by the end of Q4 2025, while 13,246 were at the design and tender stage.

Housing Minister James Browne characterized these figures as “record levels” of social housing delivery. He noted that the current momentum reflects the impact of sustained investment across the country.

Minister Browne emphasized that the activity is intended to provide secure, high-quality homes to ensure long-term stability for individuals, and families.

Expert Insight: While the “pipeline” numbers are robust, the gap between the 1,314 homes planned for Donegal and the 140 actually completed in 2025 highlights the critical transition from design to delivery. Nationally, the failure to hit the 10,000-home target despite record delivery suggests that systemic bottlenecks may still exist.

Targets and Future Outlook

In 2025, the total number of new social homes constructed nationwide reached a record 9,089. However, this total fell short of the 10,000 new builds targeted under the Government’s “Housing for All” plan.

The government believes the current pipeline provides a foundation that could allow record delivery levels to be sustained. Future progress may depend on whether the homes currently at the design and tender stages can be moved into active construction at pace.
