Title: Bulgaria‘s Real Estate Market Booms in Q4 2024, with Surging Sales in Major Cities

The final quarter of 2024 marked a significant upswing in Bulgaria’s real estate market, with a notable surge in property sales in major cities, particularly Sofia. Data from the Agency for National Security shows that 10,441 deals were closed in Sofia between October and December, a 32% increase from the preceding quarter’s 7,879 deals.

This trend was not isolated to Sofia but echoed in other large cities across the country. Nationwide, a total of 60,429 deals involving apartments and houses were finalized in the last three months of 2024, representing an 11% increase from the previous quarter. Notably, 23,760 of these deals were in Sofia, Pловdiv, Varna, Burgas, Ruse, and Stara Zagora.

The growth in deals isn’t limited to urban areas; smaller towns and rural regions have also seen increased interest. Analysts attribute this to the growing appeal of second homes and vacation properties, as well as the desire to preserve savings amidst economic uncertainty and inflation.

The trend towards purchasing rural properties and vacation homes gained traction during the COVID-19 pandemic and, although there was a post-pandemic shift back towards urban living, interest in these properties remains high compared to pre-pandemic levels. Experts point out that remote work opportunities and the desire for increased living space continue to drive demand for properties outside major cities.
