A new mixed-use apartment complex is set to replace a vehicular service center and a preschool located just south of Wilshire Boulevard in Beverly Hills, according to project plans. OHR Hamet, Inc. proposes the development at a site spanning 177-195 S. Robertson Boulevard. Plans outline the construction of an eight-story building that will feature 79 apartments in studio, one-, two-, and three-bedroom layouts, alongside roughly 12,187 square feet of ground-floor commercial space and parking capacity for 89 vehicles.
Developer requests density bonus incentives for larger building
To facilitate the construction of a larger building than standard zoning rules normally permit, the developer has requested specific density bonus incentives. In exchange for these entitlements, 12 of the apartments must be designated and set aside for moderate- and very low-income households. Gabbay Architects is handling the design of the property, which is titled 177 Robertson. Architectural renderings depict a contemporary podium-type structure wrapped with cantilevered balconies, alongside a top-floor terrace deck that overlooks Robertson Boulevard.

Broader Development Trends Along Robertson Boulevard
The designation of Robertson Boulevard for higher-density development has already begun spurring proposals for similar projects at nearby locations, such as the northwest corner of Robertson and Wilshire Boulevard. Beyond this Beverly Hills initiative, OHR Hamet is also attached to plans for an affordable housing complex situated along Robertson in Mid-City Los Angeles.
