City and SNCB Sell Land in Front of Guillemins Station for New Real Estate Project

by Chief Editor

The municipal council has approved a convention to launch a joint tender for the sale of land parcels located near the Guillemins station. This partnership between the City and the SNCB aims to sell a combined area of 15,358 m² located in the block between the station esplanade and the streets of Bovy, Sclessin, and Varin.

The total area is valued at a minimum of 5 million euros. Of the total land, the City owns 4,800 m², while the SNCB owns 10,500 m².

A Final Step in Urban Development

This site represents the last remaining area to be developed in front of the station and is included within the Guillemins neighborhood urban redevelopment perimeter (P.R.U.). The parcels include the Tour Rosen, a listed fortified house dating back to 1516 that is currently privately owned.

The sale is intended to attract a real estate developer for a new mixed-use project. According to Roland Léonard (PS), the Works Alderman, the development will consist of residential, office, and commercial functions, with buildings ranging from ground plus two to ground plus four stories.

Infrastructure and Green Space Requirements

As a condition of the project, the developer must construct a secure, covered public bike parking facility. The facility is expected to have a capacity of 750 places, with 500 spaces specifically designated for SNCB users.

This new infrastructure would eventually lead to the disappearance of the current SNCB car park, though taxi services are set to be maintained. Roland Léonard noted that 50% of the parcels will remain unbuilt, which will include the planting of large canopy trees.

Expert Insight: This project marks a strategic shift for the Guillemins station area, moving away from traditional car-centric infrastructure toward a denser, mixed-use urban model. By trading a car park for significant bike capacity and green space, the development aims to integrate modern transit needs with the historical character of the district.

Construction on the site could potentially begin in 2029.
