The Solina plant under construction by Kapitel Logistics has qualified for SEB’s green loan as the first new development in Estonia

The total investment of the new production complex of the leading European seasoning mix manufacturer Solina, which will be built at Saue tee 15 in Laagri, in the Gate Tallinn technopark, will reach 27 million euros and 110 people will work there every day. Kapitel develops and Eventus Ehitus constructs the building according to the BREEAM green certificate New construction level Very good. The 15,000 m² energy class A building has a large solar system on the roof, the main heating of the building is based on heat pumps, significantly reducing the CO2 footprint of the building. Kapitel will lease the building, which will be completed in summer 2024, to Solina for 20 years.

Kapitel Head of Logistics, Holger Tilk: “Eligibility for SEB’s green loan as the first new real estate development in Estonia demonstrates that Kapitel’s commitment to the development of environmentally sustainable and energy efficient real estate is substantial. The fact that the first industrial property The goal of benefiting from the green loan is also very significant, which shows that with good will and significant activity it is possible to build energy-efficient buildings at reasonable costs even in the most energy-intensive sectors I am extremely happy that we have found SEB, Solina and Eventus Ehitus as partners in realizing our vision, who share the same values as Kapitel.”

Veiko Soome, director of Solina Estonia: “We are pleased that, by working together, we managed to design a building that meets the values of Solina and Kapitel. Environmentally friendly solutions are an important cornerstone of Solina’s sustainability strategy. When we choose new technologies, we always evaluate the risks and impact on the environment and move towards zero-carbon activities. We are positively surprised that the ongoing development is the first industrial real estate object in Estonia to benefit from a green loan.”

Peep Jalakas, head of corporate banking at SEB, noted that according to the updated energy calculation, the energy efficiency of the Solina production building is more than 16% lower than the limit set for a nearly zero-energy building. “This means that the green loan criterion is largely exceeded, allowing Kapitel to obtain financing on better terms. SEB is proud to be able to support companies that contribute to sustainable and environmentally friendly solutions,” Jalakas added.

SEB’s green loan not only supports the development of the Solina plant, but also promotes eco-friendly solutions in the industrial real estate sector. The collaboration between Kapitel and SEB confirms their common goal of being a leader in promoting environmentally friendly business in Estonia.
